 We specialize in private money loans, that close quickly, to real estate owners in the state of Nevada.  At this time, we only offers loans on real estate in Nevada.  We are an equity based lender, which means that if you have enough equity in your property or properties, within our guidelines, we can most likely fund a loan for you in as little as 3 to 7 days.  What are our guidelines?  In a nutshell, we will lend up to 70% Loan to Value on commercial real estate, up to 60% on owner-occupied residential real estate (up to 70% LTV on non-owner occupied residential real estate) and up to 50% LTV on land in Nevada.  We are a direct lender and at this time we are working with outside loan officers or mortgage brokers.  If you would like to see if we can help you obtain financing on your existing or proposed real estate, please call us to help us get a better idea of how we can help you.  We do this to help us better serve you and to weed out people that are looking to waste our time.

Hard Money Loan

  Hard money loans are asset-based loan financing where the borrower receives funds and secures with real estate.  A hard money loan is typically issued at higher interest rates than traditional residential or commercial property.  Hard money loans are similar to a bridge loan.

  A bridge loan is used to move a business forward and mitigate delays.  A hard-money loan is often used as emergency funds to save a failing business or property.  Because they are determined by the real estate market, rather than the Bank Rate, both bridge loans and hard-money loans typically have a higher interest rate than regular bank loans, ranging between 10-30 percent.
